Irene, Sandy and the Tide That Needs No Storm

Irene, on August 28, 2011, pushed high-tide water into Shelter Cove, Snug Harbor, Pelican Island, Ortley Beach and downtown. Sandy put more than four feet of water, up to the window sills, into a Silverton house a third of a mile inland from Silver Bay. December 23, 2022 brought the worst Shore flooding since Sandy, with roads closed at Leisure Village.

In 2018 the township said streets around Jeff Court, Shasta Lane and Brand Road flooded after even minor storms because the tidal drainage stream had silted up. It permitted a roughly $300,000 silt purge and planned to raise below-sea-level streets five to seven inches. On March 6, 2018 the river overtopped at high tide, flooding Irons Street from Water Street to Herflicker Boulevard and spilling over the Huddy Park bulkhead. Water and Irons Streets closed again on October 30, 2025.

Rain Through the Sash, Bay Through the Vents: Which Adjuster Owns Which Wall

The hard Toms River case is a nor'easter that drives rain through a windward window seal upstairs while the bay comes up the lagoon and in through the crawlspace vents.     A new vapor barrier goes down and the hatch is closed once sill plates and joists match the dry readings in the log. The log, photographs and removal list then go to the flood adjuster.
